A crucial first step, yet sadly one that is commonly overlooked. We feel strongly that an initial basis of education will make you comfortable and confident when it comes time to make a decision. It will also light the way, and prepare you to understand the process, possible hurdles, expectations, and timing. A strong base, makes a happy client.

Arguably the single most important aspect of selling; this is where we can hit a home run, or swing and miss, ultimately striking out. In the world of "online dating" a home, the price is the largest decision maker in continuing to look at the listing, schedule a showing, draft an offer, and compete for it. There is a science to it, but we have a proven method for results.

NEGOTIATING

A picture says 1,000 words, right? We need to make sure they say only the best things about us; highlight our positive attributes, and create an positive emotional response. If we can display warmth, create excitement and anticipation, then we can generate heat and demand around the property, ultimately putting yourself in a strong position to negotiate.

This is one of the greatest qualities that we have, and the most common basis for receiving confident referrals from past clients. When the chips are down, and the game is on the line, you need a poised, skilled, and experienced negotiator in your corner. Deals are won or lost, and dreams are made or  broken at this crucial step. Side with the best, side with us.

WHITE GLOVE PREPARATION

As John Wooden once said, "failing to prepare is preparing to fail." The entire success of the sale is set up here, in the first step. It's not the fun step, it's not the glamorous step, but it is the single most important step. The step that sets us on the straight and narrow path and protects us along the way. First and foremost is education, we want to make sure that you know everything that is to come, timing, expectations, and knowledge. Next is being introduced to our style of selling, marketing, and pricing. Last is doing whatever we need to do to look our best and invoke an emotional response. Sometimes it isn't scientific, it could be as simple as decluttering, deep cleaning, and staging. You only get one first impression.

PROFESSIONAL PHOTOS & VIDEO

This is an absolute must! We would never compromise the success of your deal with settling for anything else. We invest in the best photographers and videographers in order to have your home painted in the best light. Photos and videos do more than say 1,000 words; they tell stories, they speak to us, and connect with us on an emotional level. Psychology will maintain that we buy emotionally, then later justify it logically; it's science, it's chemical, it's predictable. We take that knowledge and use it to our advantage and shape our marketing such that there is a warm invitation to the home where you are swept up in it's beauty, then becoming easy to imagine ourselves in it, and find value. Prior to the showing, the buyer will revisit these photos over and over again, strengthening and furthering that emotional connection and imagination of how a buyer will make it their own.

SUPERIOR MARKETING

If photos and videos are the words, marketing is the language; perfectly crafted stories and messages that resonate with us, and "hit home". After we look amazing and create captivating content, we need to frame it, dress it up, and put a bow on it. We are all different, our homes are all different, and how we perceive things are all different. In order effectively present you to the world, we will need to speak several "languages"; including both digital and traditional advertising. Different mediums require different approaches and levels of finesse, which is why we have a custom approach for each and every property we are trusted to represent. In order to have a home speak to you, we need to be seen, and heard loud & clear.

MAXIMUM EXPOSURE

Now that we look our best, and are all dressed up and ready to be presented to the world, we need to get out there. Investing heavily into the prior steps would rendered useless if nobody can you. In order to make sure your home gets the maximum exposure we exhaust every avenue. This includes but is not limited to: several releases on multiple social media platforms, syndication to national sites, paid advertising and promoted ads, targeted marketing, mailings, open houses and broker opens, custom emails, luxury printed booklets, quality printed material, personally reaching out to agents, notifying clients in the neighborhood, and more. In a world where we're inundated with posts & information, we will stand out tastefully.

SECURING THE DEAL

Just as our marketing work has ended, the real work begins. Now that we've negotiated the best deal for you, we need to protect it. You get to kick your feet up while we roll our sleeves up. We will guide you through the attorney approval process, help you navigate any inspection situation, secure the buyer's deposit, and work to ensure timely actions on the buyer's part for their mortgage. This is a regular process, we constantly work with the other agent, lender, attorneys, surveyors, title companies, and insurance companies to keep things afloat and on track. Securing the deal isn't an initial task, but constant endeavor relying on endless communication and effort. We don't rest until after we cross the finish line together. 

FOLLOW THROUGH

This is a huge part of what sets us apart; we relational, not transactional. We see the deal as just the beginning, not the end. Initially we're there to take care of the minutia of utility transfers and funds being wired. We stay with you to see how your new home is treating you and what else you could need. We help you move if need be, stop by with gifts to celebrate, a completely necessary step in life. We check in from time to time, and are a constant resource for you whenever you need a referral for a contractor or service company. We help you gauge if some investments are worth it for the home and protect you from over investing. We keep you in our lives, and invite you to events, parties, and get togethers. We are always there for you. It is our goal to be your realtor for life and help those close to you.

CALL US & MEET

Your first and most important step

is to call us! 

 

Do go it alone; getting insight from seasoned professionals specific to current market conditions and trends is critical. Start with a process that is tried and true; and most importantly, we can establish a relationship and basis of understanding going forward.

SIMPLIFY

Most often, this is decluttering, and de-personalizing. We don't entirely agree with taking it to the extreme and stripping the home of warmth and character, but we need to bridge the gap and be an open hand to the new potential owners. Soon this will no longer be your home, and we need to make sure others can imagine themselves

transitioning here, calling it home.

SET THE STAGE

Now that the heavy lifting is done, we need to make sure all the small details are tended to. We cross the t's and dot the i's. If we need to be staged, or styled, or touched up we do that. The home is cleaned, pillows are fluffed, pictures are straight, candles are lit.
